What are your plans for the house kate? Either way if you want to rent or sell borrowing to spend on it would be crazy if its just cosmetic stuff.

If its to remedy structural stuff like a leaking roof or something thats threatening the fabric of the building, its a worthy investment.

Otherwise, a new kitchen or knocking down walls won't add to the value, and is just something for tenants to ruin. Adding a new bedroom would obviously increase rental potential so that's possibly worth doing, you'd have to do your sums.

I say a few gallons of magnolia paint, possibly new cheap carpets, your artistic touch in the form of a few paintings & plants and leave it at that, I really wouldn't suggest borrowing right now unless you really have to.
 
Am genuinely surprised they sell meatballs. Are they served with an Allen key on the side for you to make 'em yourself?

After walking round hours in IKEA its only right that they feed us aswell, cant go wrong with a bowl of meatballs and a Dime bar for afters, still not sure whats in the sauce though, very funky.
 
Best thing from Ikea is Elk Blut. Wee bottles of liquer that's bright red with an elk head shaped bottle cap. Proper metal.

The best thing about Ikea are mini Diam bars! Can't believe Sham has never been to Ikea and didnt know what Uggs were, hge must live in the land where time forgot... you should come visit us in bristol Sham, we'd show you things you couldn't imagine in your wildest dreams ;)

Someone said 1st day of Ikea sale was the nearest thing to genocide they'd ever seen, didn't people die in a stampede at a ikea sale once?
 
I've done nothing wrong though to deserve an infraction, my reports were valid and were reports of things against the BLUA so it shouldn't have happened.

Mate, I would stay away from there and go sort your head out. I really worry about you even though we've never met I have a great deal of affection for you and it does my nut to see you like this.
 
I could have given you a couple of hundred a shit load of paint n some harris brushes when i got my budgeting loan :)

Cheers B&W - its good to get some jiminy cricket chat back! <3 Could do with new windows but apart from that it is cosmetic work. Has 3 bedrooms, more would need another bathroom so not worth it. Being a landlady isn't something I want in the long term so pretty keen to sell in the next few years and furnish my pension nest... There's loads of new builds around it with super nice kitchens / bathrooms where the only usp is this place has is architect-refurb and location :\ Kinda fed up with it tbh.

Ikea meatball sauce is really nice, savoury and creamy - bit like an oxo cube with double emlea :D

I'm kinda stuffed after yummy dinner, off to watch a double episode of Utopia.

Brimz: Doin' dandy, thanks. Quiet day/eve for me. Nicely mellow on script day (still amazes me how contented I can be with a lil ol' codeine script sometimes). No booze for me cos am skint til tomorrow. Might even go for an early night at this rate 8(

B&W: Ha! Have become somewhat of a hermit since moving out to the Boonies. Distinctly cut-off from... well... everything and everyone really. Combined with being naturally somewhat hermitic, the world could end and as long as it didn't make too much of a noise I honestly doubt I'd notice for a few days 8)

And I have been to Briz a coupla times now actually. Was meaning to potter down last summer maybe but got distracted by stuffs. Was shown a sight or two on previous visits so hope to keep up the tradition sometime soon ;)

Will skip the Ugg boots though.

Only?? Those are the 2 most important things :) Like you say new builds with sparkly bathrooms are two a penny. Go on rightmove and see what others just like yours in the same hood are selling for, and you can add as many new bathrooms & gold taps as you like but you'll never exceed that ceiling price.

If anything the fact its need of cosmetic work that can go in your favour as a vendor, it gives the buyers something to negotiate on, give them a few £k off the asking price and they feel they've got a bargain. Lots of people want something they can make their mark on, and tailor to their own taste rather than yours. You could always get a couple of agents round and see what they say.

Often improvements are done not to add value but to help it sell quicker, but you don't sound in a mad rush.

I know being a landlady is a pain in the arse but I'd think long & hard before parting with it. I think if you did you'd possibly regret it, at least this way you have a nest egg/form of pension. If prices in that part of town go up over the next 20 years you'll always drive by and think 'why did I sell it?'

Brimz Harris brushes are the nuts, everytime i've bought cheaper I regretted it. If I can help in anyway you know i'd be happy to, is it a colour scheme you're after? I dont know if the macho male in you would allow you to buy housee magazines ;) but they are a great source of ideas. Choose wisely though, some look good but open them up and they're full of instructions on how to make your own patchwork hand embroidered bog seat and stuff.

Hehe. Am also in West Wales and know the feeling. Asked me landlords (Housing Association not council but same difference really) about swapsies and they said I was welcome to put my name on the list but not to get my hopes up as they've never had a swap go through yet 8)
