My friends mums looking for a council swap from W wales to Bristol but there don't seeem to be many people that want to move in the opposite direction :D

only usp is this place has is architect-refurb and location

Like you say new builds with sparkly bathrooms are two a penny. Go on rightmove and see what others just like yours in the same hood are selling for, and you can add as many new bathrooms & gold taps as you like but you'll never exceed that ceiling price.
If anything the fact its need of cosmetic work that can go in your favour as a vendor, it gives the buyers something to negotiate on, give them a few £k off the asking price and they feel they've got a bargain. Lots of people want something they can make their mark on, and tailor to their own taste rather than yours. You could always get a couple of agents round and see what they say.
Often improvements are done not to add value but to help it sell quicker, but you don't sound in a mad rush.
I know being a landlady is a pain in the arse but I'd think long & hard before parting with it. I think if you did you'd possibly regret it, at least this way you have a nest egg/form of pension. If prices in that part of town go up over the next 20 years you'll always drive by and think 'why did I sell it?'

but they are a great source of ideas. Choose wisely though, some look good but open them up and they're full of instructions on how to make your own patchwork hand embroidered bog seat and stuff.
