Landlord advice

This is killing me. My landlord is always telling me that I am the best tenant he has ever had. He is so awesome. When I rented from him he didn't even run a credit check because I invited him over to my hose to see how I lived. I have 2 cats and a parrot and he didnt charge me a pet deposit because he could tell I took care of my animals.

He knows that I have my own business - Dog Training and Behavior Consultation. In te begining there were 2 people living here and now there is just me and now I am wanting to get a dog. He knows that no damage will come to the condo and that the dog will be well trained. He also knows that the dog will be crate trained while I am at work. As well as he knows that I will be taking this dog to shows on the weekends.

I had a meltdown at work about a month ago and have been in Intensive Therapy for the last 3 weeks. My therapist states that one of my major problen is that I have no friends and I isolate myself. So, she suggested I get a puppy and do something that that "makes my heart smile". I will be off work for probably another 6-8 weeks. I really don't want to tell my landlord this personal information but I want him to understand how important this is to part of my recovery.

I emailed him asking for permission to add a dog to the lease and he has not answered. Which is VERY frustrating because I found the puppy I want. We are not talking about a pound puppy, we are talking a champion line dog with both parents that have extensive pedigree. The breeder is willing to work with me because she knows that the puppy will be going to a good home and will have a great life. I am afraid if I wait any longer she will be too old to introduce to my current pets. I can't stand it, she is too adorable I am so ready just to go get her right now. but afraid that there is that 1% chance that he will say no.

Where I live, you don't have to ask your landlord about pets. You are able to have them, and they are not able to discriminate based on them, unless there is a documented allergy issue from another tenant in the building.

So if you were here (in Ontario) I would advise you just to buy the dog, and consider the e-mail as notice, and a courtesy that you did not have to extend in the first place.

I'm not sure what the tenant laws are where you live.
 
just follow up, maybe give him a call and while asking how things are, see if he read your email, etc
 
Either pets are allowed in your rental agreement or not. If they are, then he can do nothing about it. If they are not, then he has already waived his right to cancel your lease by allowing/agreeing for your other pets to be in there.

The only provision I can think of is if there is a specific reference to dogs being disallowed over other animals.

I say do it. If he says no; tell him about your troubles, and invite him to see how clean and smell free everything is. He sounds reasonable. If he still says no, hit him with the provisions in the rental agreement.

If there is no written agreement, even better. His actions allowing pets from Day 1 means he can do nothing about further pets unless he can demonstrate that they've caused damage.

The lease does include my 2 cats and my parrot. I sorta thought that because I was already allowed pets that it shouldnt be a problem. Plus since when I moved in there were 2 people living here and now only one it wouldnt be an issue.

The only problem is that if he terminates my lease I will be screwed. I am all by myself in this area with no friends, so I would actually in addition to find a new place, hire a moving company as well.

I guess I could always hide her from him. Maybe I shouldn't have opened my big mouth to him. And of course the breeder groomed the puppy this morning and emailed me pictures of her. SIGH
 
i think it would be very unethical and disrespectful to bring an animal in without his approval, especially considering how great he has been to you. nothing worse than a shitty landlord, i have had plenty in my time. the good ones deserve their respect returned.
 
TINK - my best advice (and not being a lawyer, can't give it formally) would be to talk to your landlord and to have your potential new pup, before you get her (she's adorable, btw <3) added to the lease along with your 2 cats and parrot. That can be done really simply, easily, and fairly to all by a lease amendment/written agreement to add the new pet to the original lease. Shouldn't take you and landlord more than 5 minutes.

It's important to cultivate good relationships with landlords and neighbors. I hope everything works out in everyone's favor.
 
Yeah thats what I am waiting for, is for him to answer me and amend the lease. When I originally moved in it was me and my boyfriend. When I kicked him out, my landlord didn't even question me on it when I asked him to remove him from the lease.

We do have a great relationship, I let him come into the house even when I am not home.

I know he will say yes, its the waiting that is killing me. Plus the breeder keeps emailing me pictures. If I wait much longer it will be difficult to introduce the pup to my one cat (he is sorta special in a mentally challenging way).

And, I would never disrepect him by not telling him and just bringing the puppy into my home. Funny thing is I don't even know my neighbors, they move in and move out like every 6 months. I have been here 3 years. Maybe thats why he likes me. LOL
 
So my landlord finally got back to me, he is so awesome. Here is what he emailed me:

It is ok to have the dog. You are correct that you take great care of the unit and your other pets. No paper work or extra deposit will be required. Thank you for letting me know many tenants just move in a pet and do not consider what the owner thinks or what the lease says

Unfortunately, someone else purchased the puppy from the breeder yersterday. :(
 
Oh TINK <3 - you know what? You will find your puppy- perhaps that little one was not meant to be your companion. I know it's not any consolation at all, but now that you know you can have a puppy, you can look all you want without any doubt that once you find him/her, you can bring them straight home and give them all the love in the world :)
 
What a great landlord! There are loads of puppies out there needing homes. I am sure the right one is out there and will be giving you sloppy kisses soon, if you haven't already found her!

Just realized how old this is lol.. Any updates?

I think people are more themselves and not so intimidated online. It's way easier to be yourself when others have a blindfold on.. IMHO. I find it much easier to chat with others online then I do IRL. I am pretty awkward.
 
As a tenant you can not simply add to the number of occupants without the landlords permission - if you do you are in breach of contract and the landlord can legally force you to leave - plus retain your deposit. The excuse / reason would be that your 'addition' caused unwanted damage to the property etc.

If you do not have the written permission from your 'landlord' to make any changes to the lease then don't do it!
 
Found a little girl that I am going to drive 2 hours to go see. Hopfully she will be coming home with me :)

Landlord said that the email he sent is permission and that I do not need to give an added deposit. If I get her, I will post pics. I will need help with naming her.
